Why is Marrakech so attractive to investors?+

Real estate demand in Marrakech jumped 42% in one year on apartments (source Mubawab 2024) — a national record ahead of Casablanca, Rabat and Tangier. Supply, meanwhile, is falling. This structural gap pulls prices up in a market that remains undervalued.

Does tourism really hold up property values?+

More than 3 million visitors a year, an extended season from October to June, an Airbnb occupancy rate between 55 and 70% for a well-positioned property. Tourism is not a passing trend: it sustains rental demand and long-term capital gains.

Does the city still have room to grow?+

Apartment demand in Marrakech grew twice as fast as supply in 2024. When demand surges and supply tightens, the catch-up is mechanical — it's a question of time, not a hypothesis. We share current price ranges by project in private meetings.

What kind of quality of life will I find?+

Mild climate 9 months a year, an environment that is both urban and open onto the palmeraie and the Atlas, international schools, golf, gastronomy, a rich cultural scene. Many of our clients start by renting — and end up spending 3 to 6 months a year here.

Is the city calm and safe?+

Yes. The high-end residential districts (Palmeraie, Hivernage, Route d'Ourika, the hills) are structurally calm, with 24/7 security and gated communities. Crime rates are low, and international investors who have been settled for years confirm it.

Are infrastructures keeping up?+

Marrakech-Ménara airport modernized and expanded, high-speed rail projects in the medium term, new road networks, M Avenue, the museum, the renovation of the medina. Each new piece of infrastructure pushes up the value of surrounding properties — a documented virtuous cycle.

Is Morocco stable in the long run?+

Political stability, a stable currency, tax treaties signed with France, Belgium, the Netherlands (zero double taxation). The World Bank ranks Morocco in the African top 3 for business environment. It's a country where you can plan long term.

What rental returns can I target?+

On our portfolio managed by Palmease, net yields on short-term rental range between 6 and 9%, with a median around 7.5%. Long-term rental delivers 5 to 7% with near-zero volatility. No major European city offers these numbers today.
